A roof assembly can involve more than one material family, especially where an older bituminous section meets a later single-ply addition. SOPREMA lists SBS-modified bitumen, PMMA/PMA liquid-applied membranes, and synthetic PVC among its commercial roofing products. Those systems do not share one repair method. We identify the exposed surface, transitions, and underlying layers before deciding whether a patch or broader scope fits the condition. Simi Valley’s heat projections frame exposure planning, not a conclusion about an existing roof.
Name the system before selecting a repair
Look at the field membrane, laps, surfacing, flashing, and any coating before choosing a repair product. A modified-bitumen roof may use granulated or smooth cap sheets, while a PVC field relies on thermoplastic seams. A PMMA detail may appear at a localized transition or penetration. We record these components separately and check prior repair areas for incompatible layers or concealed boundaries.
The EIR’s land-use inventory describes Simi Valley’s industrial base as mainly light industrial and places its largest concentration in the West End Specific Plan boundary. It also includes office and research uses in the broader employment mix, a reason to keep building sections and tenant schedules distinct in the roof record. Our inspection findings include photographs of each assembly change before a scope names the selected method.
Follow the water path across transitions
Water can move at a seam or lap, but it can also enter at a curb, roof edge, drain, or junction between materials. We trace the apparent path, inspect adjacent surfaces, and look for open laps, fishmouths, punctures, and areas where a coating has bridged a moving joint. If the interior symptom points to a different roof level, the report marks both the suspected entry point and the interior location without treating them as the same spot.
SOPREMA’s product range spans membranes and liquid-applied systems, which means transition compatibility deserves deliberate review. A detail joining a bituminous field to a PVC flashing cannot be assumed. We compare the proposed materials with current manufacturer instructions and document the substrate preparation needed. The modified-bitumen review and PVC system check help separate field conditions by assembly.
