A TPO roof is not evaluated by brand name alone. The sheet, seam welds, edge metal, penetrations, insulation, and attachment method form one assembly, and a repair has to respect those interfaces. GAF lists EverGuard TPO as a reinforced thermoplastic membrane with a polyester scrim. In Simi Valley, heat exposure makes seam condition and movement joints useful inspection points, while the city’s planning projection is regional context, not a diagnosis of a particular roof.
Read the installed assembly
Start with records, then compare them to what the roof shows. The product name on an old submittal may not identify the membrane currently exposed after a recover or partial replacement. We note sheet markings when visible, thickness if documented, field seams, flashing transitions, and any changes in attachment. GAF publishes several TPO system configurations, so the existing roof cannot be assumed to match one detail by appearance alone.
The General Plan EIR associates the West End planning boundary with most of Simi Valley’s industrial development, including light-industrial, office, research, and business-park categories. We use that context to keep portfolio records organized by actual building and construction phase. We map the roof in sections and tie photographs to the actual field condition before repair scope is set.
When an owner is reviewing a proposed GAF assembly, we line up the current specification, roof plan, and field conditions before comparing details. The membrane thickness is only one part of that review. Cover board, insulation joints, fastener rows, edge restraint, and flashing height all affect how the assembly works as a whole. A separate Carlisle SynTec system review can help frame material alternatives without assuming the two systems share details. The comparison stays grounded in the actual deck and project requirements.
Test the seam before scoping
At a heat-welded joint, the inspection looks for separation, contamination, poor lap geometry, patches, and movement that has stressed the bond. A probe check is one observation, not a substitute for opening the assembly where moisture evidence warrants it. Around a curb or pipe, the sheet must turn cleanly into a flashing detail without a fishmouth, unsupported corner, or split at the change of plane.
GAF’s published data describes a reinforced membrane, while the installed seam quality remains a field question. We record test locations and the limits of any sample cut. If water has traveled below the sheet, the visible defect may sit uphill or beside the interior stain. A written roof inspection keeps the observed point, tested area, and recommended repair boundary connected.
