An old seam can look closed from a standing position while a small separation remains at its edge. Johns Manville TPO uses reinforced membrane construction, so the field review follows the weld into nearby flashing and roof transitions rather than judging the sheet by color. In Simi Valley, the General Plan projects hotter summer conditions in coming decades. That projection informs how we discuss exposure and movement, while the actual membrane, attachment, and moisture evidence determine the work.
Start with the weld map
We mark the roof into manageable zones and note seam direction, laps, patches, and intersections. A seam probe can identify a local opening, but it cannot show the condition of concealed insulation. Where a ceiling stain appears, we trace the likely water path across the roof and inspect the nearest field weld, penetration, edge, and drain. The report distinguishes a tested seam from an area viewed only from the surface.
Johns Manville describes its TPO membrane as reinforced with polyester fabric and made with an ultraviolet-resistant thermoplastic formulation. That product fact helps frame the assembly, but it does not identify every sheet installed on a particular building. The West End Specific Plan area contains much of the city’s industrial development, according to the General Plan EIR. Additions in that broader area may have different roof records, so we keep observations separated by zone.
Match product documents to the roof
A submittal package may identify membrane thickness, cover board, fastening pattern, adhesive, and approved details. We compare those records with visible sheet markings and the actual edge or curb transitions. When documents are missing, we state what can be identified in the field and what needs a test cut. That prevents a proposed repair from relying on an assumed material or a detail that belongs to another assembly.
Johns Manville publishes TPO details, application guides, and specifications for designers and installers. We use current manufacturer instructions to confirm the compatible repair method, not a generic patch recipe. The finished TPO system review should account for insulation, cover board, and attachment as well as the top sheet. A Carlisle SynTec comparison or GAF assembly review can help an owner evaluate alternatives without implying that materials share the same seam or flashing requirements.
