A self-adhered membrane changes the installation question at the field, but the roof still depends on sound substrate, perimeter restraint, and clean transitions. Holcim Elevate identifies UltraPly TPO SA as a reinforced thermoplastic sheet with factory-applied pressure-sensitive adhesive and heat-welded seams. We inspect both the bond beneath the field and the weld at sheet joints. Simi Valley’s hotter-summer projection is useful exposure context; it does not diagnose a roof or determine whether an existing seam needs repair.
Inspect the bond plane before repair
At an adhered assembly, visible wrinkles or a loose area can reflect several conditions: an unbonded section, movement in the substrate, trapped moisture, or an edge detail that has released. We map the extent, check nearby field seams and penetrations, and use moisture testing or a sample opening when the visual evidence is not enough. A patch should not conceal a bond issue that extends outside its perimeter.
Simi Valley’s General Plan associates the West End plan boundary with most of the city’s industrial footprint, including light-industrial, office, and research uses. In a roof file we keep additions and access schedules by zone because the actual site plan governs the work. We record each assembly separately. A roof inspection documents the bond observations and shows where additional testing is justified.
Separate field seams from adhesion
UltraPly TPO SA uses factory-applied adhesive across the field, while adjacent sheets still connect through heat-welded seams. Those are two different interfaces and should be examined separately. We check the weld for contamination or edge separation, then inspect the membrane-to-substrate bond at a different point. At curbs and penetrations, flashing details may use a separate accessory or field-applied method, so we match the repair to the specific transition.
Current product instructions control surface preparation, temperature, and installation steps. Holcim Elevate publishes data for its own assembly; we do not transfer those conditions to another brand. When records are incomplete, Johns Manville TPO documents and a GAF assembly comparison can help an owner frame a material review, while the installed roof remains the basis for repair.
